Test Fit & Preliminary Building Code Review
This client was embarking on a new business venture and looking to open a golf simulator lounge. They were in talks with a Landlord to lease two adjoining commercial retail units (CRU) so that they could be combined into one large unit big enough to accommodate multiple golf simulators (20' x 15'). It was important to properly prepare for the financial risk and responsibility of taking on a lease so our firm was retained for due diligence services. Our work consisted of three key tasks. First, we provided multiple test fit floor plan concepts to ensure that the combined CRU floor area could house all physical requirements necessary to operate this type of business. Second, we conducted a preliminary building code review to identify basic components such as occupant load, required exits, washroom count and fire ratings. Last, we reviewed draft lease deals to highlight any unnecessary risks to Tenant.
